A critical evaluation of sustainability corporate disclosures in Singapore’s Real Estate Sector under Rules 711A and 711B, modeling Akerlof’s Market for Lemons theory to trace verification disparities across three baseline metrics: Internal Review (GuocoLand), Limited Assurance (UOL), and Reasonable Assurance (CDL).

• Analysed and compared ESG audit methodologies across major SGX-listed developers, evaluating compliance with SGX-ST Listing Rules 711A and 711B under SSAE 3000 (Revised), ISAE 3000 (Revised), and ISO 14064-3 standards.
• Evaluated verification depth and testing procedures, distinguishing between limited assurance protocols and reasonable assurance frameworks.
• Assessed audit risk and scope limitations in green financing transactions, identifying compliance and reporting vulnerabilities caused by the exclusion of Scope 3 value-chain emissions and the structural reliance on negative-expression assurance conclusions.

Business Analytics Portfolio Project

An interactive real-estate visual analytics modeling project targeted at helping first-time HDB homebuyers discover optimal property values using demographic, financial, and amenity datasets.

• Executed end-to-end ETL and data cleaning workflows in Excel and Tableau on a 220,000+ row public dataset, handling file-size constraints, eliminating target-irrelevant records, and validating data integrity.
• Performed string manipulation and schema normalization using Excel functions [such as Flash Fill and UPPER()] to extract street-level location attributes and standardize primary keys across multi-source datasets.
• Designed 7 chapters including 5 dashboards in Tableau (histograms, heatmaps, and scatter plots) to analyze price-per-square-meter efficiency, lease depreciation curves, and amenity density trade-offs.

IFRS Compliance Project

Disclosed and analyzed the year-over-year asset shifts for a leading UK cybersecurity firm (pre-acquisition), examining strict IFRS application over goodwill, development capitalization, and depreciation behaviors.

• Performed a detailed financial analysis of non-current assets under IFRS, including PPE and intangible assets, ensuring compliance with IAS 16, 38, and 36, and identifying discrepancies between reported and calculated depreciation and amortization.
• Evaluated impairment risk for goodwill and intangible assets by analyzing fair value less costs to disposal (FVLCD), market capitalization trends, and business indicators, confirming a $4.8B headroom and no impairment loss required under IAS 36.
• Analysed financial statements and notes to assess accounting policies, asset valuations, and strategic business shifts (e.g., transition to cloud-based solutions), enhancing understanding of how operational changes impact financial reporting and asset management.
